+Our average close this quarter is under 10 business days. Our fastest was 3 days. We publish this number because we stand behind it. Qualified borrowers with clean title and a completed appraisal close fastest. We don't say "typically" because that's hedge language. We track every close.
What are your rates and fees?
+Rates from 9.99%. Points from 1.5%. Up to 90% LTC. We show our ranges because hiding rates until someone calls is a B2C tactic that doesn't work with experienced investors. Your specific rate depends on credit, experience, LTV, and deal profile. Submit your deal and get a real quote the same day.
What if my credit isn't perfect?
+We work with borrowers starting at 600 FICO. A low credit score doesn't kill your deal. We evaluate the property, the plan, and the numbers first. Credit matters, but it's not the only factor. Higher scores (680+) get better terms, but a strong deal with a 620 often beats a weak deal with a 750.
